Our Mission
The word "MassCan" is a play on "Maskan" which is the Farsi and Arabic word for "housing".
MassCan Capital was established in 2023 with the purpose of tackling the pressing issue of housing shortage across the country.
The current state of housing affordability is one of the most pressing issues that our nation is facing. Despite the booming demand and pre-existing housing deficit, our country has yet to effectively address this problem. The long-neglected middle-income segment of the population is facing even bigger challenges as the country recovers from the pandemic. Due to increased construction costs and rising interest rates, the production of new housing has slowed down, making it harder to find attainable housing that is close to reliable public transportation, especially in the eastern New England region. MassCan Capital is committed to addressing this growing crisis by focusing on low and middle-income residents, particularly those who earn between 60% and 140% of the local area median income (AMI).

Development
I. Identify new opportunities, perform comprehensive investment analysis, and provide guidance on designing a successful development program for a specific site. II. Provide underwriting and deal analysis services for new ground-up and adaptive reuse development opportunities. III. Lead zoning and entitlement process by utilizing our expertise and professional connections in the local market. IV. Capital Markets &
Investor Relations
I. Underwrite and offer market insights for new properties. II. Prepare marketing materials including pitch books, offering memorandums, distribution waterfalls, and market reports. III. Perform thorough research and analysis to fund the deals and secure the lowest-cost capital available. IV. Provide expertise in sizing the debt, combined with a deep understanding of the current financing landscape. V. Identify and engage new capital sources such as senior and subordinate lenders and equity investors. VI. Manage investor communications and disbursements, prepare investor reports, and build long-term capital relationships.
Acquisitions & Transaction Management
I. Build models, underwrite, and analyze prospective acquisition opportunities. II. Provide in-depth insights into macro trends and local market dynamics, value indicators, and competitive buildings within a market. III. Manage deal logistics, assist in due diligence, and review critical documents. IV. Coordinate the closing process with all parties, such as lenders, attorneys, and title and escrow agencies. V. Maintain and expand digital databases and build relationships in new markets.
Construction Cost Advisory and Owner’s Representative
I. Provide cost management and planning by performing alternative cost studies and implementing cost control measures to maintain the budget. II. Review debt compliance and payment application requests. III. Develop cash flow models and curves by reconciling planned versus actual expenditures to maximize project return. IV. Conduct reliable cost feasibility studies at the early stages of a project to assess the viability of the project, make informed decisions, and potentially offer alternative solutions.
Edd (Ehsan) Hamzanlui
Founder
For nearly two decades, Edd (Ehsan) has worked in real estate finance and banking, private equity, development, construction and cost consulting, and architecture. He has received an MBA from the University of Chicago Booth, a M.Sc. in Construction Management from Georgia Tech, and a M.Sc. in Architecture from the University of Tehran. Throughout his career in development, Edd has taken on the crucial responsibility of managing project objectives and overseeing the development process from the initial concept phase to stabilization.
Edd previously held the position of Vice President of Affordable Housing Development at Bank of America Merrill Lynch, where he gained extensive expertise in multifamily development and underwriting for LIHTC/Historic Tax Credit deals. His impressive portfolio includes analyzing and underwriting deals worth over $4.3 billion in ground-up and value-add affordable housing. In his most recent role, he led a family office-backed real estate development practice in the New England region focusing on middle-income housing.
